This property is situated on one of Harrison County’s most heavily trafficked thoroughfares, Menge Avenue and I-10, which boast 62,000 VPD. Menge Avenue is a major I-10 exit that connects I-10 with the beaches and communities situated on the Gulf of Mexico (Hwy 90).

Catty corner to this site on I-10, Buc-ee’s (a Texas based convenience store) just purchased a 40+ acre parcel and it has been reported they are investing $50M into that development. The Travel Center will measure approximately 80,000 sq.ft., larger than both the new Buc-ee’s in the works for Sevierville, TN. and the current world record holder in New Braunfels, TX. In addition to these improvements, Harrison County will also be investing an additional $15M into infrastructure to help support the influx of visitors. The improvements will include expanding the Menge Avenue exits to five lanes and lengthening the I-10 ramps entering and exiting the interstate. Along with the construction jobs during the building phase, the company is also expecting to create approximately 200 jobs starting at $15 per hour and bring in a projected 5 MILLION visitors.
